My fiancé is moving to the US on a fiancé visa and cannot work yet. My income is $64,000 and my credit score is 652, so we don't meet the 40x rent rule. What are our options for finding an apartment, and how successful is using institutional guarantors?

Summary

A 652 score and one income do not end your apartment search. Your strongest move is to set a clear direct-rent ceiling, get a free guarantor prequalification before spending on applications, and apply only where that guaranty is accepted.

If this is a New York City search, you have several real routes; choose the direct-qualification lane for the lowest cost or the guarantor lane for a higher rent ceiling.

Keep rent at $1,600 or lesslowest cost

Under the 40x formula you gave, $64,000 ÷ 40 equals a $1,600 monthly ceiling. Apply on your own income, but understand that meeting the income formula does not force a landlord to accept a 652 credit score.

Insurent says its guaranty applies only in certified or accepting buildings, while TheGuarantors says some applications must begin through a participating property’s invitation.
