You can rent in NYC without U.S. credit, but the search is harder: use your September job letter for direct approval or an owner-accepted personal, paid, or narrowly available NYU guaranty.

I'm a Canadian graduate student who just moved to NYC for NYU and will start a US job in September. How difficult is it to rent an apartment without an established US credit history, what documents do landlords accept, and how can I get around the typical NYC guarantor requirements?

Summary

StreetEasy’s current guidance expressly says renting with no credit is possible. Your strongest immediate asset is the September employment letter: pair it with bank and asset records, aim near the customary 40× income range, and pre-screen buildings so you do not waste application fees.

Your best route depends on whether the September salary meets the building’s income screen and whether you fit NYU’s narrow guaranty cohort.

Qualify on your September jobbest first

Start with apartments whose monthly rent is no more than roughly annual gross salary ÷ 40. StreetEasy’s 2026 guidance says housing providers commonly look for 40× monthly rent and that a new employee without pay stubs may use an employer letter; no U.S. credit makes approval harder, but StreetEasy expressly says no-credit renting is possible.

Use a personal guarantorask first

Ask whether the owner will accept a parent, relative, or friend. The traditional NYC custom is income around 80× monthly rent and often a New York-based guarantor, but StreetEasy reports that some landlords accept guarantors elsewhere in the United States or outside the country—so a Canadian guarantor is possible only if that owner agrees before you apply.

Buy a lease guarantypaid option

If the building participates, apply through a paid service such as TheGuarantors, Insurent, or Rhino; StreetEasy identifies these as third-party guarantor options. Approval criteria and price belong to the provider, and the building must accept that provider, so get written confirmation from the leasing agent before paying.

Use NYU’s GSAS guarantynarrow cohort

Replace credit with extra upfront rentnot allowed

Do not plan on several prepaid months or an oversized deposit. New York GOL § 7-108 generally limits the deposit or advance to one month’s rent, and current StreetEasy guidance confirms that the old prepayment workaround is no longer available.

The familiar 40× renter and 80× personal-guarantor figures are NYC market customs, not statutory qualification rules; individual landlords may use different nondiscriminatory standards.

Watch out for

Do not offer months of rent upfrontExtra cash is not a lawful substitute for screening in an ordinary new rental. New York General Obligations Law § 7-108 generally caps the deposit or advance at one month’s rent, so do not rely on offering several prepaid months or both last month’s rent and a one-month deposit.
The $20 cap has a co-op carve-outFor an ordinary rental, New York Real Property Law § 238-a limits combined credit/background-check charges to the actual cost or $20, whichever is less, requires the report and invoice, and requires a waiver when you provide a usable check from the last 30 days. A cooperative may charge certain additional processing or actual screening costs when the applicant would become an owner or shareholder.
Protection is not guaranteed approvalNYC bars different housing terms because of actual or perceived immigration status or national origin. A landlord may still request ordinary identification and credit information; the City’s guidance lists a passport, SSN, or ITIN as possible information, so your Canadian status cannot lawfully be the reason for worse treatment but a neutral financial screen may still be applied.

Current NYC market guidance lists an employer letter, three pay stubs, three bank statements, federal tax/W-2/1099 records, two photo IDs, liquid assets, a prior-landlord letter, and rent-payment proof. Because you are a new employee, the employer letter can substitute for unavailable pay stubs; do not invent U.S. tax or payroll records you do not yet have.

I recently move to NYC from abroad too, no credit score no guarantor. The rental market move fast and great apartments usually have several potential tenants fighting for it, you will probably lose any competition against a person with a credit score. In our case, we found a place that was okish but good enough to start a comfortable live in the city. but tbf out household income is 100x times our rent and we had a significant balance in our investment account.

We got a place in midtown with: - Me, bankruptcy, 700s credit score ($95k income) - Fiance, high 700s ($80k income) - Buddy, 500s, terrible credit ($120k income) - His fiance, Australian, zero credit history ($80k income) My bankruptcy and my buddy’s dogshit credit were an instant dealbreaker almost everywhere. We got into a place finally by sweet talking the landlord and using (I believe) Insurent. Insurent was not an issue as far as I can remember.
