Answered October 2026

Yes—you can apply together while unmarried with an ITIN-only partner, provided the mortgage program accepts both of you.

“Can my partner and I apply for a joint mortgage if we aren't married and my partner only has an ITIN? I have a great credit score and might qualify alone, but we'd have a better chance of getting a $200k loan with our combined income.”

Summary

You do not need to marry to submit a joint application, and an ITIN does not automatically rule out a mortgage. Your combined income may help, but the right comparison includes both applicants’ debts, credit and eligibility—not income alone.

Compare a joint application through an ITIN-accepting program with an application based on your finances alone.

Apply jointly through a Fannie Mae-eligible programResidency required

If your partner meets Fannie Mae’s lawful-residency requirements, an is not an automatic obstacle: Fannie Mae expressly accepts a valid SSN or ITIN for each borrower. Its rules cover lawful permanent and non-permanent residents. You can apply with your partner as a , subject to both of you meeting the lender’s requirements. (Fannie Mae Selling Guide B2-2-01 and B2-2-02.)

Use a specialist joint ITIN mortgageSpecialist option

Some specialist programs expressly accommodate mixed identification numbers. Champions Funding’s published ITIN Activator guidelines allow an additional borrower with either an SSN or ITIN; its September 3, 2026 matrix lists loans from $100,000 to $1 million, so your $200,000 request fits that size range. This does not establish approval or acceptance of your partner’s particular immigration status. (Champions Funding, ITIN Activator Guidelines and Alt-Doc Matrix.)

Apply using your income aloneCompare first

If your own documented income and debts support the $200,000 loan, compare an application in your name without relying on your partner’s income. Federal ability-to-repay guidance recognizes that one applicant’s income can be sufficient; combining incomes is not always necessary. This comparison will show whether adding your partner actually improves the offer. (12 CFR 1026.43(c)(2)(i), official interpretation 5; CFPB guidance on comparing loan offers.)

These are possible application routes, not approvals or loan offers.

Watch out for

More income also brings more debtAdding your partner is not automatically better. For mortgages covered by the federal ability-to-repay rule, the lender must consider the debts of all joint applicants, which can offset the benefit of combining income. Compare the joint application against an application using your income alone. (12 CFR 1026.43(c)(2)(vi), official interpretation 2.)
Your great credit may not controlDo not assume the lender will simply use whichever applicant has better credit. For example, Champions Funding’s September 3, 2026 ITIN Activator matrix uses the primary wage earner’s middle credit score. Your strong score therefore may not be the qualifying score for that program. (Champions Funding, ITIN Activator Alt-Doc Matrix.)
An ITIN is not immigration permissionAn ITIN does not change immigration status or grant permission to work. Having one also does not, by itself, tell us your partner’s immigration status. This matters because Fannie Mae requires a noncitizen borrower to be legally present; an ITIN alone does not establish that requirement. (IRS Publication 1915; Fannie Mae Selling Guide B2-2-02.)
Joint debt is not necessarily split in halfThe standard mortgage note published by the CFPB says each signer can be required to pay the full amount owed—not just their share. Before signing, also put your contributions and arrangements for dividing the property in writing, as the CFPB recommends for unmarried buyers. (Fannie Mae/Freddie Mac Form 3200, section 8; CFPB guidance on unmarried joint applicants.)

Next steps

Use these steps to compare both borrowing arrangements without assuming that a joint application will be stronger.

Before applying

Prepare a separate financial file for each of you

Keep each person’s income and debts identifiable rather than presenting only a combined household total. The specialist guidelines reviewed require identity and income documentation; Fannie Mae also requires the lender to establish a noncitizen borrower’s legal presence and leaves the precise residency documents to the lender’s case-specific determination. (Champions Funding ITIN Activator Guidelines; Fannie Mae Selling Guide B2-2-02.)

Requirements

Government-issued identification and each applicant’s SSN or ITIN documentation
Pay records, tax returns or bank statements supporting the income you want considered
A list of each applicant’s monthly debts
Your partner’s immigration documentation if pursuing the Fannie Mae route

Request joint and solo evaluations for the same $200,000 loan

Request one evaluation based on your finances alone and another with your partner as a co-borrower. For the joint version, identify the Fannie Mae rule permitting an ITIN, if your partner meets its residency requirements. A concrete specialist-program reference for a loan officer or broker is Champions Funding’s ITIN Activator: https://www.champstpo.com/programs. Its published mixed-borrower guidelines and current loan-size matrix support considering this route, but do not establish your individual eligibility.

Requirements

Both financial files
The same proposed property, down payment and loan features for each comparison

When you have a property

Request and compare written Loan Estimates

Request a for each eligible setup, keeping the loan features and down payment the same. CFPB guidance requires lenders to send the estimate within three business days after the request with the required application information. Compare the quoted payments and costs, not just whether one version qualifies for more money. Before issuing the estimate, the only permitted lender fee is a small credit-report fee. (CFPB, Request and review multiple Loan Estimates.)

Requirements

Your application information
A property address, estimated property value and requested loan amount

Before signing

Write down how you will share the home

Create a written cohabitation agreement covering who pays which costs and how the property will be divided. The CFPB specifically recommends this for unmarried joint applicants; it is separate from comparing mortgage offers and does not replace reading the loan’s responsibility clause. (CFPB guidance on unmarried joint mortgage applicants; Form 3200, section 8.)

Requirements

Your planned contributions to the down payment, closing costs and monthly expenses
An agreed plan for dividing the property if a dispute arises
